Spring is the most active real estate season in Western Pennsylvania. From Butler County to Allegheny County to Lawrence and Mercer, listings go up, offers come in fast, and closing timelines compress. What that means in practice: notary appointments that need to happen quickly, sometimes on nights or weekends, sometimes at the title company's office, sometimes at a hospital or nursing home if a co-signer is incapacitated.

Why Spring Closings Are More Complicated Than You'd Think
On paper, a real estate closing looks simple: sign the documents, get the keys. In reality, the closing package for a standard mortgage includes 100 to 150 pages of documents, many of which require notarization. These include the deed of trust or mortgage, the promissory note, right of rescission notices, various lender disclosures, and the HUD or closing disclosure.
In a busy spring market, title companies are handling multiple closings per day. If your signing agent cancels or runs late, your closing can be delayed. In a competitive purchase situation, a delay can mean losing your rate lock, paying penalty fees, or in the worst case, having the seller walk away.
Having a mobile notary or loan signing agent you can call directly, rather than relying entirely on whoever the title company assigns, gives you a backup and can speed up the process.
Common Spring Real Estate Scenarios That Need a Mobile Notary
- Split closings. When buyers and sellers are closing simultaneously but in different locations (common in spring when sellers are already relocated), each party needs their own signing.
- Out-of-state sellers. If you're buying from someone who's already moved, they may need documents notarized in their new state and shipped back to your title company.
- Last-minute power of attorney signings. If a co-borrower can't be present at closing (traveling for work, in a medical facility, or simply unavailable), a POA must be executed in advance. That POA needs a notary.
- Deed corrections. Post-closing, it's not uncommon for a minor error in a deed to require correction. These need to be re-executed and re-notarized.
- After-hours closings. Spring buyers are often juggling jobs, kids, and school schedules. Closings that have to happen at 6pm or on a Saturday need a notary who's available then.
What Documents at Closing Actually Require a Notary in Pennsylvania
Pennsylvania law requires notarization for any document that will be recorded with the county recorder of deeds. In a real estate transaction, that means:
- The deed transferring ownership
- The mortgage or deed of trust
- Any affidavits required by the lender
- Power of attorney documents used at closing
The promissory note does not require notarization in Pennsylvania, but many lenders include a notarization block anyway. The title company or signing agent handles this, but if you're doing a mail-away or split closing, you'll need someone locally to handle the notarized portions.
How to Work With a Mobile Notary During Your Closing
If your title company is handling everything, you may never need to call a notary directly. But if you run into complications, here's how to use a mobile notary effectively:
- Contact us before you need us. I can be on standby for your closing date. If the title company's notary doesn't show or the closing needs to happen somewhere else, I can be there quickly.
- Get a POA notarized before closing day. If there's any chance a co-borrower can't attend, execute the POA a week in advance, not the morning of closing.
- Ask your lender about mobile notary options early. Some lenders allow you to choose your own signing agent. If yours does, having someone you've vetted is worth it.
- Know that mobile notary can come anywhere. I've done closings at kitchen tables, hospital rooms, retirement communities, and coffee shops. You choose the location.
